This property had a layout that many would recognise with the staircase located off the lounge, which also had to double up as a dining area creating quite a cramped environment not easily lending itself to family gatherings.

 

The need to increase the ground floor living space was self-evident and the priority was to have a dedicated dining room with some seating to provide a generous space to socialise and entertain. It was clear that the client wanted a room that felt like a ‘proper’ extension to the property not a conservatory whilst at the same time having open views and easy access to the the garden. Soon after completion we understand their home is now designated as the venue for the Christmas festivities by the extended family as they can all be accommodated.

To achieve this combination is about supporting a traditional tiled roof over glazing. The solution was to engineer structural steel columns hidden within the wall cavities and between the frames fixed directly to the underlying foundations.

 

To enhance the sense of space the roof is vaulted internally incorporating two small VELUX windows to bring additional light into the space. To complete the project the area around the new addition was paved and a dwarf retaining wall constructed in the form of steps up to the lawn level.
